We all know that the real estate market has seen better days. As the economy becomes more and more tight and families continue to cut back we are seeing a large increase in the FSBO market. What I have found is that many people choose not to use an agent for three main reasons. 1) Many people in the FSBO market have been wronged by an agent. This is to say that they have had a bad experience with their agent. In many cases the agent did not follow through with their promises during the listing presentation. Many FSBO's say that their agent simply did not communicate what was going on with the home while listed. 2) Many FSBO's have told me that they do not trust agents. This is typically a case in which an agent lied to the owner about showings, marketing activities, or some other factor. 3) Most important is affordability of the agents. with tough economic times consumers are finding hard to pay a real estate agents the thousands of dollars in commission to sell the home, especially if number 1 and 2 above are true.
What I have done is let people know that commissions are negotiable. I have learned that in these tough times I need to work with my clients to help them in this area. This is a very big part of a FSBO's decision to list. I have also learned that FSBO's just simply want to know that I am truly working hard for them. If you provide an honest effort to sell the home and do so at a fair price everyone wins.
One very different tactic I have started to do is require that I am at every showing on a listing because buyers agents in this day and age have never been to the home they are about to show. How can an agent who has never seen a home sell that home during a showing? They can not this is why I am at my showings and give both the agent and their client a tour so I can be sure that buyer has seen the selling points of the home. This tour will also make the home stand out among all the other because no other home they look at will have the selling agent there to do this.
