Pest Droppings in the Attic - Pest Problems

Sometimes I wonder how these large animals can get through such small holes in our homes and into our attics and crawlspace's. A few years ago, I was working on a home that had water damage to the siding that needed to be fixed. The homeowner of course didn't want anymore water damage and this required repairing roof, the original cause for the siding damage.

When I bid the job, I had no idea what I was about to run into. The first day on the job, went smoothly as I repaired some damage fascia board, but the next day I was in for a surprise, as I removed the damaged siding, I found what looked like dog poop in the attic.

I was looking around in the attic and trying to figure out how a dog could of got up there. I know that I shouldn't have, but I walked around the home inspecting it for a large hole, any holes, something that a small dog could have wiggled his way into. I got my latter off of the truck and then went on the roof, trying to find a place where a dog could have got into the attic.

I couldn't find any holes and after wasting about an hour, I decided it was time to get back to work and since the homeowner wasn't there, I couldn't show him my new findings or ask him any questions. I cleaned up the mess and repaired the water damaged siding, but in the back of my head I kept thinking about how in the heck a dog got up in the attic.

To make a short story even shorter, when the homeowner arrived home that day, I showed him my findings and he informed me that he didn't have a dog. He did however inform me that he has been hearing something walking around in his attic for about a year now. He had a pretty good idea that they were raccoons.

I told him, that I had inspected his home and only found one small hole on top of his roof underneath the roof eave, but there's no way that a small raccoon could fit through that hole. He told me that you would be surprised, what these animals were capable of squeezing into and out of.

Well that's about it, the mystery was solved, I repaired the small hole in the attic and have never heard from the homeowner again. Hopefully that meant I did my job well and not that he was embarrassed about the poop in the attic.

Take Pictures of Your Growing Foundation Damage Or Cracks

I champion people and try to get them to look at their house, at least once a year. One of the easiest ways to inspect your home is to use a home inspection checklist and if you really want a good home inspection checklist, there's a good chance that you are going to need to purchase one. You get what you pay for and don't ever forget that.

Foundation repairs usually start with a small crack and that's no joke. If you notice a crack, take a picture of it and save it somewhere. If you think, that the crack is actually getting a little bigger or starting to separate, you can simply take another picture and compare the two photos.

I would like to give you an example of what I'm talking about. Sometimes we look at something and we think that it's getting larger, but we don't have anything to compare it to. As time goes on, we think that the crack is still getting larger, but our mind is creating an optical illusion. This happens to a lot of people.

If you had a picture, from a few years ago, you could refresh your memory and this could be very helpful in reducing your anxiety or jumping to conclusions about foundation damage. Trust me, sometimes, I'm like a medical emergency crew, going to visit a homeowner to relieve their foundations stress. People panic over foundation cracks and I'm the doctor they call for any one of their home emergencies.

I would also advise you to take pictures of the rest of your home. How hard would it be to take about 300 pictures of your home each year and store them on your computer or on a disk, for easy access later? A picture is worth a thousand words and don't ever forget that.

Tile Grouting Tips For Your Bathrooms, Kitchens and Floors

Isn't tile grouting supposed to be simple, if you read the directions and watch a couple of videos? What could make tile grouting so difficult? Grouting your tile isn't that difficult, by the time you're done reading this article, you should have a pretty good idea how to grout your floors, bathrooms, kitchens and anything else that requires tile.

I used to have problems grouting tile, but after I read the directions, I became a grouting wizard. This sounds hard to believe, but after reading the directions on the tile grout bag, I became a grout master. I know, you the type of person who never read the directions, you simply add water, mix and start grouting.

It's time to change your thinking about, whether or not the directions will be helpful. Whether it's about grouting your bathroom floor or putting together your home barbecued. I read one thing on the grout bag and it changed my entire grouting career.

The grout should slake. After you're done mixing the grout, you should wait between five and 10 minutes to let the moisture soak into the grout mix. Do this once, and you will never go back to mixing your grout and applying it, as quickly as possible after it has been mixed.

For more information on grouting, remodeling or home repairs, I would recommend reading books on home improvement and home repairs. Some of these books can make a big difference in your home improvement abilities as a handyman. I would also recommend reading more articles, there's plenty of information about tile and grouting, all over the Internet.

What is a Three Way Home Electrical Light Switch?

A three way home electrical light switch is a special light switch that can be used in your hallways, large rooms and stairways. These light switches are specially made to operate one light or a group of lights from two different locations.

They are most commonly found in hallways and provide a homeowner with the option of turning the light on at one end of the hallway and turning it off, when they are finished walking through the hallway and are about to enter into another room.

Before three way home electrical light switches were made, people would turn the hallway light on and leave it on or they wouldn't turn the hall light on at all, because they knew that after they walked down the dark hallway, they wouldn't be able to turn the light off at the other end.

Three-way light switches are also used in stairways. It makes a lot of sense, to be able to turn your stairway light on, at the bottom of the stairs and then after you have walked up the stairway safely, you can simply turn the stair lights system off.

As homes become larger, it's not going to be uncommon to find three way light switches being used at either end of large rooms. If your living room or family room was located within the center of your home and had an entrance at each end, it wouldn't be a bad idea to install a light switch at each end, for travelers who are simply walking through these room.

Remember that three-way light switches, are used to operate lights from two different locations.

Avoiding Mistakes For Do-It-Yourselfers - Drain Clearing

The other day I was in a popular home improvement center picking up some irrigation parts for our house, when I was ease dropping on a conversation between an older man and one of the stores representatives. The man explained to the so-called in house plumbing expert that he had a clogged drain and was looking for a product that could be poured into the drain and solve his problems.

They were both standing in front of the liquid plumber selection of fine products(that was a joke). What product do you recommend the older man asked. The do-it-yourselfer plumbing expert answered by pointing to a product that he recommended, this seems to do a pretty good job at clearing drains. The older man, having been around the block before, a little more educated than he was a few years ago, from his previous purchases of a product that claimed to perform a task, but didn't.

If this was a young man or woman, I would have waited until the home improvement specialist left the area and then, I would've explained who I was, and my experience with a few of these products. However, I felt that this man, who looked like he was in his late 60s or early 70s, should've known better. I chose the let him help the economy with his purchase. I guess in a sense, I was doing my good deed for the day.

Their conversation soon ended as the in-house plumbing expert left to advise another customer, hopefully on something that he actually knew something about. The older gentleman selected a different product and quickly scaned the area to make sure that the person who had assisted him wasn't around as he scampered off in a hurry.

Here's a quick tip on how to avoid mistakes as a do-it-yourselfer. Don't assume that liquid drain cleaning products will solve your problem. Try not to get caught up in your home improvement advisers solution to your problem. I have watched them sell products to unsuspecting customers and even had them try to sell me something that didn't work.

I personally, have never had any luck unclogging any drain pipes with any liquid drain cleaner. I don't know if my message is loud and clear here and hope that anyone who has gotten this far, reading the article will not believe everything that they read, because the book or product says professional plumbing expert or listen to someone because they're wearing a shirt that says ask me, I'm a home improvement expert.

If you choose to ignore my advice, know this, you will be forever doomed to repeat the mistakes that others have made before you.

Subfloor Damage From Poor Bathtub Installation - Read Bath Tub Fixture Manuals

You should never under estimate the amount of damage that water can do to your wood subfloor. Especially if this wood is underneath your bathtub. If the bathtub is not installed properly, you could find yourself replacing the wood underneath, within a short period of time. This repair is not uncommon and as more homeowners and handyman seemed to be doing projects like these, without the proper experience, it's becoming even more common.

I wish I had a solution to the problem, however, I don't. The best advice I could give anyone who is going to be involved in any home remodeling project, would be to get some books on what ever task you are about to undertake and read all of the information that you possibly can about the products you are going to be installing. This is extremely helpful for anyone who has never installed a bathtub or any bathtub fixtures.

If the product fails and was installed properly, the manufacturer should be responsible for the water damage. I have been reading the manufacturer's installation manuals for quite some time now and every once in a while, I find something that is of great value to me and I get to pass it on to my readers. That's what I'm doing right now.

Whether you want to remodel your bathroom to save money or you want to accomplish a task that you haven't done yet. I would recommend, taking the time to understand, exactly how the water flows off of and on to another section of the bath tub or shower on its way to the drain. Understanding the basics of bathroom remodeling can save you big money in the future.

Save yourself some money and make sure that you install your bathtubs properly. Taking a little time before you start to read the bath tub fixture manuals, can save you some money and grief in the future.

Nailing Or Screwing Drywall

Nails versus screws who will become the winner. When drywall first came out the installers used everything from regular steel nails to galvanized roofing nails. After a short amount of time they started to develop major problems from nails popping out of the finished drywall.

Nail popping results when the nail is driven into moist lumber and as the lumber shrinks the house settles and nail can actually pop out to the walls. Hard to imagine the nail could actually pop out of the drywall as the wood was drying out.

How far the nail would actually pop out was determined by how far it was driven in to the framing studs or ceiling joists. Well pretty soon drywall installers started to use ring shank nails to eliminate this problem. This worked great but these nails were hard to drive in and would often break.

As time went on the nails improved and were made out of galvanized metal with cupped shaped heads and came in a few different sizes. The size of the nail used was determined by the thickness of the drywall. These new nails worked great and had good holding power and eliminated a lot of nail popping.

Using nails means driving them in with a hammer. If you miss the nail you damage the drywall. This seemed to be a big problem and was virtually eliminated with the screws.

Well pretty soon people started using screws which had greater holding power and pretty much nail popping. Another advantage to using screws over nails is the simple fact you need less screws than you do nails to attach the drywall to the metal or wood framing.

This means less labor installing and finishing the drywall.

There is one problem with the screws and that is they have to be set perfectly. They can not break the paper surface on the drywall but have to be set enough into the drywall so that it can be finished properly. Most screw guns have an adjustable setting used to get just the right depth for the screws installed in the drywall. But this also was a problem when screwing into a hard piece of wood you can actually snapped the screw head off, strip the screw head or break the screw.

Nails on the other hand can bend while driving them into a hard surface.

Who wins the nails versus screws while installing drywall? I have got to give it to the screws. That doesn't mean the nails just got screwed or the screws just got nailed.

I couldn't resist. I actually preferred the screws over the nails except for when nailing the drywall corner bead on. Some drywall professionals use nails to hang the drywall and go back with a screw gun and some screws to finish the job. The nails sometimes seem handier than the screws when installing the drywall.

Fixing Ceiling Cracks - Home Repair Advice

It's not uncommon to find cracks in your plaster or drywall ceilings. It's not uncommon to find cracks in your wood ceilings either, but this article is about plaster or drywall ceilings that have small or large cracks in them and what actually causes the cracks and how you can repair them.

Believe it or not, most cracks in your ceilings and in your walls, on any drywall or plaster home interiors, are going to be the direct result of structural movement within the house. This could be from a small earthquake, the framing components are starting to shrink, as the lumber starts to dry it out or it could even be from your house settling. Larger cracks might signify problems with your foundation or even your soil.

If you have a large crack in your ceiling, and this would be something that you could stick a quarter into, you could have a structural problem and I would recommend contacting a home repair contractor in your area to evaluate your situation.

You realize that you have cracks in your ceilings and they're not very big, how do you repair them. The easiest way would be to apply a paintable caulking into the cracks and repaint the area. This could save you some frustration in the future, especially if the crack starts to become larger.

The best way to fix the crack, would be to apply some fiberglass drywall tape and then apply a standard drywall joint compound to finish the ceiling correctly. If your ceiling has acoustic or wall texture, you will need to reapply to finish over these areas to match your existing ceiling correctly.

If you have hairline cracks, I wouldn't even worry about them, unless they become larger. However, you could always apply a little bit of caulking and repaint them.

I would like to remind you something that I already said before in this article, if the cracks are larger than the width of a quarter, you might want to contact a building professional. You could have some serious structural damage occurring in your foundation or framing.

Don't Let This Happen to You - Home Computer Electrical Damage

If you've read any of my other articles, you know that I am always coming up with great ideas, tips and even a couple of stories that can save homeowners lots of money. Here's another one of those stories, that involves a friend of mine who asked me if I could fix his outdoor electrical outlet.

I was over at his house one day, and told him that I could probably fix the electrical outlet and if we needed any parts, we could run down to the lumber yard and pick them up and his problem would be solved within a few hours. This two hour repair was about to cost him the hard drive on his computer, but neither one of us had any idea what was about to happen.

We each agreed to give it a shot, I told him to go over to the electrical panel and turn off the breaker that went to his outdoor shed. He proceeded to turn off the breaker and yelled out," It's off, try it." I plugged in an electric drill and it was still working, as he was walking around the corner, towards me, I showed him that the drill was still on and he hadn't turned off the right electrical breaker.

He went back and turned off a couple of more electrical breakers and the drill was still running. Now he frantically started to turn off one electrical breaker at a time, until I yelled out," It's off, the electrical power is, off you can stop."

I repaired the electrical outlet and he went back to turn every electrical breaker back on that he had turned off. We were proud of ourselves and he now had electrical power, back to his shed and he was happy.

Now for the bad news, his computer was running and when he turned the electricity off and on, it must've done something to his computer hard drive and it now needed to be replaced.

The moral to the story, isn't that you shouldn't help your friends. It's that you should, make sure that your computers are safely off, before you attempt to do any electrical work to your home.

It wouldn't be a bad idea, to have a battery backup, for your computer, if you use it often, just in case there is an electrical failure or something happens like the story above.

The Damage One Small Water Leak Can Do

What I'm about to explain to you, cost the homeowner about $1200 and it could have been fixed, with a two dollar rubber washer. When I say two dollars, it could have been even less than that, but we'll stick with two dollars.

The story you are about to listen to, deals with the renters, the owner of the rental house and the water damage repair contractor. The water damage repair contractor makes the money, the owner of the home, loses the money, and the renters, really don't care, because it's not their home anyway.

If you own property, and rent it out, I would like to advise you to, do a walk-through on your properties at least every two months. If this homeowner, would've seen the water heater damage, he could have simply went down to his local home improvement center, or plumbing supply Center and purchased a new water heater connection pipe or the rubber washer, that was leaking and repaired it.

Instead of checking up on the property, regularly, I don't really believe that the homeowner, ever went back to check on the property, once it was rented. I always feel sorry for these guys, I have to repair, all of the water damage, replace all of damaged materials, and the homeowner needs to fork out the money. The water leak ruined the water heater and it also needed to be replaced.

This is the damage that one small leak can do. I often hear people joking about it, and I even seen it on a television show one time, when the entire house collapsed and at the end of the show, the plumbing repair contractor, held up a $.15 rubber washer and told the homeowner's, that this was the problem and if they would've replaced it, their house would still be standing today.

I understand that this is the movies, but things like this really happen. So pay attention, inspect your homes on a regular basis and save yourself hundreds if not thousands of dollars in the future.

Plumbing Problems and Solutions - Repair Manuals

If you've owned a home for over 20 years, there's a very good chance, that you've had a water pipe break, a drainpipe clogged, a toilet that wouldn't flush right, or a water leak that damaged part of the home. If you don't know, what you're looking for and you have no idea what damage can be done, over time, this could mean trouble for the homeowner.

Plumbing problems like these have been around and will be around for many years. Knowing what to do about them, how to repair them and what materials will be needed, can be found in plumbing repair manuals for books. How would you like to have a professional plumber to advise you on your plumbing repairs. What if I told you that you could have a plumbing professional on hand at all times. Is this something that you might be interested in.

Well I can't guarantee that, so let's forget about what I just said and go to the next best thing. Plumbing repair manuals are full of tips and advice that when needed can sometimes be priceless. If water is leaking from the ceiling in your home and you have no idea, where the water is coming from or how to stop it from leaking, any information could be priceless and I mean priceless.

Plumbers, usually charge over $100 an hour for emergency service. I've seen plumbers come to peoples homes, turn the water off to the house, stop the water from leaking and now it is no longer an emergency. The plumber quickly pulls out an invoice for the plumbing repairs and it could be over $1000, if you decide that this is ridiculous and choose not to pay it, the plumber can hand you a bill for stopping the water leak. Some of these bills are what I would consider quite ridiculous, for just shutting the water off.

You're not paying the plumber for the amount of time it took him, you're paying him for his knowledge. If you knew where to shut the water off, you wouldn't have an emergency situation and could contact a plumber during normal hours. This could save you hundreds if not thousands of dollars.

With a simple home repair manual or a home plumbing book, you could prepare yourself for a situation like this and other plumbing problems. Most home repair manuals have general solutions and advice and can solve most of the problems around your home. If they can't solve all of the problems, they can probably save you from major catastrophes like a water leak.

Most of the time it's not the water leak that will cost the most money, it's the damage the water will do to your furniture, carpeting, wood flooring, walls or ceilings. A little information and preparation can save you a lot of money in the long run.

Important Do-It-Yourself Home Remodeling Advice

Often I'm asked by homeowners, if they think that they can build something on their own. Often I end up explaining the process to them and it's pretty confusing. I would like to give some homeowners and construction handyman some do-it-yourself home remodeling advice, about projects that I think they should avoid and the reason why.

1. Working on Electrical Service Boxes

I really don't recommend, anyone who lacks experience working with electrical, to be working on it at all. When it comes to the electrical service box repairs, if you don't have any experience working in this specific area, I am suggesting this to all homeowners and do-it-yourselfers, stay away from electrical service power boxes. Electricity can be extremely hazardous to your health, so take my advice, this is coming from an expert on the subject.

2. Plumbing Water Supply Lines

I don't recommend, anyone who doesn't have any experience working with plumbing water supply lines, because if they break, or if your repair, doesn't hold properly, you could destroy a large portion of your home. Picture this, you just got through putting a new faucet in, everything looks great, but it's time for you to go to your baseball game. You come home about four hours later and the entire house is flooded with water.

This kind of stuff does happen and you need to take the advice of an expert here. It has even happened to me and I understand the process, pretty good. If you plan on fixing any plumbing water supply lines, make sure that you can spend the time, keeping an eye on your new home repair. If you're going to have any problems with them, they will usually happen within the first few hours of use.

I hope this helps, sometimes it's better to pay a professional, but I can understand, every intelligent person, is interested in saving a few dollars and learning new skills.

I Can't Wash the Mold Off the Walls - Mold Repair

If you have mold growing on your bathroom walls, ceilings or any other walls in your home and can't seem to remove it, that's probably because it's underneath the paint. This might not make any sense, but if the mold continues to grow back, it's probably growing between the paint and the drywall or plaster.

This is real common around moist areas like your bathroom or even behind your stove if you do a lot of cooking with pots that are releasing steam, you could have a moisture problem and moisture attracts mold and mildew. If the steam is condensing on the back wall, behind the kitchen stove, you could find yourself stripping the paint or even removing the drywall to fix the problem, correctly.

If the mold is growing behind the paint, the only way you will be able to fix this, right, is to remove the paint and treat the drywall for mold. This might sound like a lot of work, but there is a simpler way, but not a more effective way.

You can simply clean the wall with chlorine or bleach, leave the area that you treated alone for a few days for until its dried out thoroughly. Then you can simply paint over the area with a semi gloss or high gloss paint. Flat or satin paints could actually absorb enough moisture to start growing the mold again. A semi gloss or high gloss paint will act like a water resistant barrier and help to prevent moisture from soaking into the wall.

Now here's the bad news, the mold hasn't gone away, you're just sealing it in the wall or ceiling. Eventually you could start to see a dark spot under your newly painted wall repair. This will tell you, that the mold is growing underneath the paint, that you just applied and probably even underneath the layer of paint, you painted over.

If you're having problems keeping the mold away, there's a good chance that it's growing underneath the paint. Clean it the best you can with bleach or chlorine, read the directions thoroughly before using these products and if the mold keeps coming back, you can paint over the mold or remove the drywall, re-plaster it and then paint over it. You have a couple of choices.

Always try cleaning the mold with bleach first and if the problem is in the bathroom, you could always leave the door open while you're showering to prevent moisture buildup in the bathroom. Open a window or turn a fan on, keep the moisture out until you know for sure mold is gone.

Do I Need a Home Inspection? - Real Estate Advice

Most home inspections today run between $300 to over $1000 and sometimes you don't really get your moneys worth. There are home inspection companies that guarantee, any problems that they miss will be repaired at their expense over a desired period of time, usually a year. It seems like, most home inspection companies are just inspecting the property and have no guarantees or liability from their inspection.

It's not a good idea to buy or sell a home without getting a home inspection from a licensed home inspector. This is like having a second opinion from someone who is usually skilled in the process. I would like to point something out to unsuspecting, potential home buyers and sellers. Sometimes a home inspection company will get a little behind in their work and need to hire other home inspectors if these home inspectors don't have any experience in the construction business or have never inspected a home before. In other words there fresh out of home inspector school. You might not get a good home inspection.

You can always ask the question, how long have you been in business?... How long have you been a home inspector?... have you ever worked in the construction business or have any skills in home building and remodeling. If the answers to these questions are satisfactory, it doesn't mean, that they're telling the truth and being sincere and could lead to problems later if they are lying to you.

Let me rephrase the question now, "Do I Need a Home Inspection" from an unqualified home inspector? Absolutely not. But how can you really tell the difference and is the report going to be worth the money that you paid for it.

What would you say, if I had the solution to your problem. How about a pre-home inspection, using a home buyers checklist? What if I could give you a check list with questions, that you could ask your home inspector? Some of these questions are not going to be part a regular inspection but should always be asked and make sure you get the answers to them, before purchasing the property.

Would you be interested now? What if I told you, for under $20, you could purchase a home buyers checklist, now for the tough question, this checklist could save you thousands of dollars and prevent you from purchasing a home with major construction problems or defects, and can be used on every house you look at.

Don't buy a home without purchasing a professional home inspection checklist. These lists of questions can save you some serious headaches and stress in the future.

Every Christmas season, people go out to buy a Christmas tree if they don't already have one in the basement and things to decorate it with. Usually, these things include some assortment of ornaments, lights, sometimes tinsel and the ever delicious candy canes. For over three hundred and fifty years, candy canes have been a candy favorite. Originally just straight and white lines called sugar sticks, candy canes have definitely evolved.

The way they got their curved cane shape which they are known for today, was dated back to when a choirmaster in a church bent the sticks to look like a Sheppard's staff around Christmas time and handed the sugar sticks out to the children for the festivities. This quickly became a popular festive event, and these sugar sticks which would one day be known as "candy canes" were given out around the world on Christmas time.

The furthest back event when people could find these candy canes in America occurred when a German immigrant decorated his Christmas tree with these white curved sugar sticks. This delectable Christmas decoration became popular in America from that point on. It wasn't until fifty years later, during about the late 1890's, when the well-known stripes were added to the candy canes.

Most people don't know who exactly started this trend, they only know that up until a certain point, Christmas cards and advertisements had always displayed white candy canes, and after that point, they were shown with the red and green stripes we all know and love. It wasn't too long before they were advertised in peppermint and wintergreen flavors, which became Christmas flavor favorites and, while no one knows the entire truth about who did what when it comes to the candy cane, given the information we have, this seems to be the most well-known theory: and a tasty one at that.

What Is a Wheat Berry?

Wheat is one of the oldest and most important crops in the world. Second only to rice, it is the main staple for much of the world. Wheat kernels have been used since the beginning of time, and they have been seen in instances of ancient art, and language. For many people it is used every single day of their lives, often whether they realize it or not.

A wheat kernel is a seed produced by the wheat plant. A wheat kernel is often called a wheat berry by nutritionists and health nuts. The kernel is the simplistic form of wheat, and comes in a variety of colors. Most commonly red and white in color, and rated as soft or hard kernels.

Wheat kernels can last for years if they are stored in a cool, dry place. This makes it one of the more sustainable crops, if treated correctly.

Wheat berries are much more elaborate than they look, and are made up of several parts that give them the nutrients, and flavor our bodies need. Wheat kernels have vitamins A, which helps with our vision, immune systems, and skin; Vitamin B, which reduces cancers, helps with our immune system, and promotes cell growth, and Vitamin E. Pretty impressive, isn't it?

The outside of the wheat kernel is the bran, and if you've ever had bathroom issues, you've probably been recommended bran cereals to provide fiber. Wheat germ is the "life" of the wheat kernel, and the main particle that allows wheat to sprout. The endosperm is a word that you may recall from middle school biology, and that's the last part key factor in the makings of a wheat kernel; the endosperm is the part of the wheat berry that contains all the starch.

When you take the time to think about it, it's really amazing what one kernel is made up of. Like the snow flake, no wheat kernel is the same. There are over fifteen thousand varieties of wheat that are grown in the United States, and they are all based around harvest times, colors, and what they can be used for. When many of us think about wheat, a loaf of bread is probably what pops into our minds, but what about pastries, pasta, oatmeal, and flour? These all originate from a different type of wheat, grown at a different time!

Whole wheat is something almost everyone needs more of in their diet. Dr. Grandma's sells nutritious whole wheat mixes and wheat berries (aka: wheat kernels). To learn more about whole wheat foods and to find some great wheat berry recipes visit DoctorGrandmas.com.

Grandparents Don't Get to Choose

One of the greatest pleasures of life is having the opportunity to be grandparents. Since my son and his wife told us they were going to have a baby, we have been on cloud nine. When they came over to our house one evening to tell us, we really didn't expect any news like we were told. In fact, all we thought was that they just came for a visit.

Sitting down at the kitchen table, my wife was presented with what looked like a gift bag. She was surprised knowing that it wasn't her birthday, nor was it mother's day, nor was it an anniversary of any kind. But, what she found at the bottom of the gift bag made her sit back with her mouth open and only a few words came out. I wondered what had shocked her.

Those words she spoke were loosely translated to mean, "Oh my goodness", repeated over and over again. I didn't have a clue what she was referring to until I saw that she was holding a pregnancy test in her hand. It took me a few seconds to clue in but once I did I then knew why my wife sputtered those words. My daughter-in-law was pregnant.

The first thing I thought of was the delight of having a new grandson to play with, to have a grandchild that would allow me to buy all those great little toys, build a swing set, and finally have an excuse to purchase some model train gear that I wanted. But, that wasn't necessarily what my daughter-in-law had in mind.

Not only did I jump the gun in wishing for a grandson (a granddaughter is OK too), I apparently jumped the gun in even thinking that I could choose my own nickname as a grandparent. It seems that my nickname had already been chosen. And, while I objected, I never had a chance to even suggest a few grandfather nicknames. That was not the case with my wife though. She knew what she wanted as a nickname and she wouldn't hear anything different. I guess I know who has the power around here and who doesn't.

I was unceremoniously given the nickname "Grampy"; no opportunity to choose let alone object. Somehow, I must look like, or act like a "Grampy". My wife, on the other hand, had her nickname chosen in her own mind and announced to all that she would be referred to as "Nanna". Oh well, I guess I can't have everything.

The long and short of it is this; being a grandparent no matter what nickname you are given, or what nickname you prefer, the little guy or girl will certainly have their own special name for "Grampy" and "Nanna", and it really doesn't matter.

But, I did really want to choose my own nickname!!

The Joy of Reading With Your Grandchildren

Spending time with your grandchildren is a wonderful way to build your relationship and make some valuable memories. There are many fantastic things that you can do together to enjoy the time you have. Reading is a very special activity that you can share with your grandchildren. Read to them at bedtime when they come to visit or schedule a regular time to sit together with a good book. Books are infinite in the ways they can benefit you and your grandchildren. Use them as a bonding tool.

Have your grandchildren bring one of their favourite stories to you for you to read together. This is a great way to learn more about the types of things they are into. When you see the latest series that has them hooked you will be able to bond over that as well as get some great gift ideas. The generation gap doesn't have to be so wide. By sharing a story you can bridge any of those gaps caused by age. None of that matters when you're bonding.

Books make fabulous gifts. They are a wonderful tool for learning. Kids learn so much when they can really get into a book that they love. Their imagination is so wide and needs to be kept active. That can be hard when they zone out on things like television. Give them a good book to keep their brains healthy and alert.

Young children always develop memories that they will carry with them throughout their adult lives. The time you spend with them today will have a significant impact on how you affect their lives and hearts. They will never forget all of the wonder, mystery and intrigue that they share with you while reading a captivating story.

Talk about the story as you go. Make sure that they understand what is being told to them. Its best only to read material to children that is appropriate for their age. Ask questions as you go and share your feelings on certain characters and plot situations. Discuss moral issues that characters are faced with to make sure that kids are on the right page when it comes to their personal views from a moral perspective.

Before you start to read to your grandchild, eliminate any distractions that may be in the room. Turn off computers and TVs and put away video games and cell phones. Distractions will take attention away from the book and despite what they may claim; kids are not known for being good multi-taskers.

Literacy is something that many kids are not getting as much of as they really need. Reading and writing skills are undervalued in this technological age and many kids are now growing up without further development in this area. By reading with your grandchildren, you could be saving them from a lifetime of poor grammar and inattention.

Visit the library together. Getting children their very own library card is a great way to inspire lifelong reading. Go together once a week to pick out a book that you would like to read together during your reading time.

Find helpful and creative ideas for parents and grandparents while you shop our great selection of kids furniture (including our popular toddler beds) and classic toys. Visit http://www.TheMagicalRockingHorse.com today!

How to Use Chinese Zodiac Compatibility to Predict Your Relationship

Chinese zodiac compatibility is the most popular approach to predict a potential relationship by referring to the man's and woman's Chinese zodiac animals. For example, rat matches ox or monkey, tiger matches dog, rabbit matches pig, dragon matches rooster, snake matches monkey and so on. Ever since the time of ancient China, the above Chinese zodiac matches have been said to be perfect matches, which means the couple could live happily together forever. However, in reality, it doesn't always turn out that way. Among the couples which are supposed to be happy due to the Chinese zodiac compatibility, some of them still quarrel with each other often and even end up divorce. So one may wonder: is the so-called Chinese zodiac compatibility reliable or just for fun?

To deal with the question, we must know the Chinese zodiac origin and the five elements. Chinese Zodiac originates from ancient Chinese chronology of sexagesimal cycle. For easy memorizing, the ancient Chinese symbolized twelve earthly branches with twelve zodiac animals, they are rat, ox, tiger, rabbit, dragon, snake, horse, sheep, monkey, rooster, dog and pig. The five elements are fire, earth, metal, water, and wood, each of them generates or creates the next element in a creative sequence. For example, water generates wood, wood generates fire, fire generates earth, earth generates metal, metal generates water. each of the twelve zodiac animals has their own particular features resulting from the five elements. For example, the Zodiac years of dragon, dog, ox, and sheep are of earth. Among them, the years of dragon and ox are of "damp earth", and the years of dog and sheep are of "dry earth".
Because of the different aura fields of the five Elements in each Chinese zodiac year, the people born in a particular year are born to carry the features of the particular aura field, which makes people develop their own personalities. Therefore, the couple might be either mutually compatible or mutually conflicting resulting from different birth years and times. The Chinese zodiac compatibility is actually an inference based on the mutual compatibility and inter-restriction between the Chinese zodiac Animals and the Five Elements. So it has its scientific ground and certain value for reference.

However, the Chinese zodiac compatibility has limitations. Because the couples' personalities, values, and ways of thinking are important factors influencing their relationship, it is not enough to predict a potential relationship merely based on the birth years. Their birth month, date and time must be taken into consideration as well. This is what's called the eight character compatibility (Pibazi). The eight character compatibility readings will be much more accurate and comprehensive than the general Chinese zodiac matches mentioned at the beginning of the article, but it is a very complicated job that can only be done by professional Chinese astrologers. It is rewarding to predict a relationship by referring to Chinese zodiac compatibility and it would be a good idea to consult an expert to make a comprehensive analysis and prediction based on the eight character compatibility.

Log Homes - What's Different About Log Homes?

Newcomers to the world of log homes will notice that log homes look different than conventional "stick-built" homes. But are log homes really different, other than in appearance? If so, how?

Let's take a look at some of the ways in which log homes differ from conventional homes.

Log Walls - This is the main difference. Instead of walls constructed of 2x4 or 2x6 framing lumber, packed with insulation, covered on the outside with with sheathing, moisture barrier, and siding, and on the inside with sheetrock and paint, log homes simply have solid log walls. The logs act as their own thermal and weather barrier, as well as being the primary load-bearing structure in the house.

Style - Although log homes can be built in practically any style, most log home owners prefer the traditional "cabin" or "lodge" style. This style is often distinguished by such features as wood flooring, wood interior, stone fireplace and chimney, porch, loft, rustic staircase, open floorplan, raised-seam metal roof, cathedral ceilings, and exposed interior beams.

Maintenance - Conventional home exteriors typically need to be washed, repaired, and painted every few years. Log homes are similar except that, instead of paint, they require a preservative stain combined with a treatment to prevent insect damage. As with any home, log walls must be protected from excessive moisture.

Utilities - Since many log homes are built in rural or mountain locations, some standard utility services may not available. Often, log homes use propane gas, water wells/pumps, and septic waste systems.

Cost - Log homes typically cost 10%-30% more than a similar conventionally-built "spec" home primarily because most log homes are custom-built with unique features. However, there are many ways in which costs can be eliminated or reduced.

Financing - Construction loans for log homes are usually different that those for conventional homes, primarily because log home "kit" providers want to be paid up front, and getting comparable appraisals can be somewhat difficult. Therefore, some banks and mortgage companies don't like to finance log homes. This may mean a little more legwork to find a cooperative bank or a mortgage company that specializes in log home loans.

Estate Planning Isn't All About Lawyers

You're First Consideration, whether you are a young adult of age 18 or a senior of age 65 plus, you need to set up a viable estate plan that protects and provides your loved ones with financial security. So who than should be considered the best possible combination of professionals needed in setting up such a valuable plan?

Make no mistake, there are books and a multitude of software packages available containing pre-written legal documents that are available for your purchase and subsequent use. However, bear in mind Federal laws change and State laws vary on estate planning issues. An outdated form or one containing the incorrect legal terminology can most certainly invalidate or at minimum, create an extended probate of what you thought was a drum-tight estate plan.

Don't get me wrong, I'd be the first to admit that I have the highest regard for the hard core do-it-yourself individual. However, when it comes to estate planning and all the complex legal issues, I'd also be the first to highly recommend one seek the advice of the schooled professionals. Recommended, with a professionalism requirement in mind, here are some fields of expertise you should consider in achieving a complete estate planning team;

ACCOUNTANT - One of the most personal financial documents you complete annually is your state and federal tax returns. If you use a tax consultant, no one is usually more familiar with your financial situation than these accountants. If you run your own business, the accountant is the one who completes the check and balance sheets. So of course, use your accountant to assist in gathering the information necessary to put together a good estate plan that holds no oversights.

ATTORNEY - Like many professional fields, attorneys as well have specific fields and levels of competence. So, you do not need a criminal lawyer, patent attorney, bankruptcy or medical malpractice specialist configuring your estate plan. Usually a good estate planning attorney can be found under the Family Practice area of expertise. These attorneys are highly capable in drafting wills and preparing the many trusts available for your consideration should you decide such an instrument is needed. There are many other documents available as well and these practicing attorneys are schooled in the essential elements needed to satisfy specific legal requirements. To narrow down your search needs, see my article "Selecting an Estate Planning Attorney."

FINANCIAL PLANNER - When it comes to estate planning, the financial planner's specialty is giving advice to you about the multitude of programs and investments available to suit your means. Let there be no doubt, your money can always be more productive! Just remember, there are professionals and there are those that hang a shingle claiming to be an expert. For your own protection and ultimate well being, consider exploring a financial planner that belongs to a National Professional Group. For additional information you can contact the Financial Planning Association at, fpanet.org: the Society of Financial Service Professionals at, financialpro.org: and/or the National Association of Personal Financial Advisors at napfa.org.

LIFE INSURANCE UNDERWRITER - Across the age spectrum it is not unreasonable to state that most of us are underinsured. When it comes to estate planning, life insurance should be an integral part of this plan. Young families should consider Term Insurance which would provide necessary support for a family should one or both parents die. There may be a need for life insurance to make your estate more liquid for example - to pay the taxes without being required to sell assets to settle this debt. Your life insurance underwriter is the most suitable one to determine your needs and the subsequent amount and type of insurance that most favorably meets those needs.

TRUST OFFICER - To help manage your assets even better, you might consider a retirement trust. Perhaps you have already established a trust for your minor children. Talking to your bank or financial institute's trust officer about their fees and services is most certainly, time well spent. Particularly about trust's established for minors, as they could require a trust guardian to avoid squandering inherited assets because of their blind faith or immaturity.

In summary, You may or may not need every member of the estate planning team suggested, or at least all of them at any given time within your lifespan. As you grow and achieve the more complex your estate becomes. Thus, the more likely the chances you will have to call upon the range and far reaching capabilities of the professional services suggested.

In conclusion , just as in the current day real estate market, within the estate planning market, it is a buyer's market as well. So remember, you are doing the hiring! You are not the one being employed and as such, despite the wealth of legal knowledge your team has, you remain in charge of the decision making process. You are the boss and the estate plan you decide upon is a final decision you make based upon your teams professional and legal advice.

Kitchens and Bathrooms Sell

People spend a large part of their day in their kitchen and bathroom. Research has shown these two rooms to be at the top of the list of selling features when it comes to real estate sales.

A big open kitchen can be good for watching the kids while making dinner, but not only growing families are looking for a larger kitchen. Open kitchens are also great for those who enjoy cooking and entertaining. Take care to make sure your kitchen is showing its true counter and cupboard space by clearing countertop clutter and removing excess decorative items from the tops of cupboards and in glass door cabinets. Also, make sure there are no additional carts, bookshelves or tables hindering the traffic flow.

Today's image of the ideal bathroom is that of a spa-like getaway inspiring a sense of relaxation and freshness. No matter the size or style of your bathroom, you can make it a more restful place to escape.

Here is a list of things you can do to improve these two key areas in your home:

* Start with the paint color. Pick a neutral color that will flow nicely with the rest of the home. Paint the ceiling a tint of that color and the trim a lighter color. White trim can give a clean feeling to a room.
* Fix damaged tiles or replace unattractive flooring. Old vinyl tile with mold and mildew stains will really diminish the value of your home. Update with current flooring to make the room look more appealing and larger. Take the time to line up new tiles properly, crooked tiles or inconsistent patterns are not an improvement.
* In showers, sinks, tubs, or toilet repair damaged caulking and get rid of mildew stains. Wash fabric shower curtains to remove mold and mildew or purchase new shower curtain liners.
* Shine hardware. Make your faucet, taps, and showerhead sparkle. Use a toothbrush around faucets where it is difficult to clean. Turn your shower curtain bar, so that the shiniest part is facing outward. The eye is attracted by shiny things and it will make any hardware look new again.
* Sinks should be clean and stain free.
* Tighten or replace loose cabinet handles. Updating cupboard hardware can be a really quick update and change the whole feel of the kitchen or a bathroom vanity.
* Leaky faucets should be repaired.
* Old kitchen and bathroom cabinets should be painted or refinished. Do not be afraid to paint wood.
* Countertops that are old and scratched should be replaced; an updated countertop will make a big difference in the offers that you receive.
* Remove garbage and knick knacks for a clean look and smell. Make it smell pleasantly clean but be careful not to over-scent with products that may be offensive to some.
* Allow natural light to come in. Tie back curtains and reevaluate window treatments. Window treatments should highlight the window, not conceal or distract from it. Clean mirrors, lighting fixtures and bulbs as well as, windows inside and out.
* Remove bills, papers, and personal items from countertops to show their true size and functionality.

Fixing up your kitchen and bath following these steps can easily increase the market value of the home you are selling and make buyers jump to make you an offer.

Buyer Beware - Choosing a Real Estate Agent Before Looking For a House

Here is the biggest mistake home buyers make when deciding it is time to buy a house.

The most common error is not spending enough time choosing a real estate agent. Why is interviewing prospective agents so important?

If you are looking for the best buy on a house you need the best Realtor to lead the way. Everybody wants a deal when buying a house. And why not? For most people it is the biggest purchase of their life.

But buyer beware! There is another bargain you need to find before you shop for a house. Look for a great Realtor! Indeed this action could have the greatest impact on your home buying experience.

But the trick is deciding your criteria for choosing a real estate agent.

Line up meetings with three to five Realtors. Just as you are not going to buy the first house you see, you need to shop for an agent. Just as you will probably look at many houses before you decide which is right for you, don't settle for the first Realtor you meet without interviewing at least two more.

Choosing a real estate agent, the one right for you, to guide you through the entire house buying process is essential to your success.

Here is another tip. A big mistake many home buyers make is skipping from agent to agent to find their dream home. Don't! Instead make it your intention to find an agent you are going to stick with.

Believe me, don't let greed trick you into thinking that you are limiting your opportunities by working with just one specific broker. It is actually just the opposite. If you hunt for the best agent you can find before shopping for a house, you are far more likely to discover that dream home you are looking for.

So invite several real estate brokers to your home instead of going to their office. Watch how they relate to you and your family. If you feel they are hesitant around you, move on to the next candidate.

Most important, do you feel comfortable with them?

Before they visit prepare a list of questions you will want to ask during the interview. Start by briefly explaining what you want to accomplish. In two or three sentences tell why you need the services of a real estate agent and what type of property you are looking for.

It is important that you merely state your intention at first and not launch off into detail. After all, you are the interviewer and the Realtor is the interviewee. Then take note of their reactions to your needs.

Ask these questions during your interview.

#1 Why did you choose the real estate industry? As they speak with you, observe whether they are passionate about their profession.

You can continue questioning.

#2 May I speak with a several of your previous home buyers? In the next day or two, follow through and call them. Look for indications during your conversation pointing to this agent being someone you can work with.

#3 Do you specialize in certain types of property? Personally I like working with agents who focus on certain areas, neighborhoods, or types of property. For example, if I am looking for a condo, choosing a real estate agent that specializes in condos makes the most sense.

#4 Finally, ask them to describe their game plan. Because you have a certain goal in mind, you want to know how they will go about bringing you the solution you are looking for. The best brokers with a strategy can easily articulate their plans. See if their strategy matches up with your goals.

After interviewing several Realtors, it is time to make a decision. Try using a process of elimination by asking yourself some of the following questions.

What agents do you feel uncomfortable with? Which ones answered your questions directly and which didn't? Are they enthusiastic about helping people? Who can you freely question without feeling ignorant? Does their expertise match the type of homes and the neighborhoods you are interested in? Can they articulate a specific strategy and if so what is it?

Now it's time to choose a real estate agent and go find that home you are dreaming about.

What to Expect From a Professional Rental Management Company

Owners of rental property, particularly multiple locations, tend to be busy people. When you own property like a home, apartment complex or duplex, or a large house divided into efficiencies, the stress of handling several tenant issues at once can take its tolls. When the work involved in managing property becomes too much for one person, it may be time to consider letting a real estate or property management company shoulder some of the responsibilities.

Rental and Property Management

It is not uncommon for a real estate agency to offer rental management as part of its many services. Realtors are committed to helping people find a place to live, and it stands to reason that some agencies are willing to work with landlords to place suitable tenants. If you are a property owner interested in handing over the reigns of management, however, you want to be certain the company is reputable and will perform the necessary tasks in order to maintain a happy, secure environment for everybody involved. The ideal property manager will assist you with the following:

Marketing - When you are ready to rent out to new tenants, your manager should help with promoting the available property. A real estate company will advertise on their website or promote through others means (print, social media, classifieds)

Rent Collections - In the event a tenant should default on rent, you want to be certain you know what your rights are with regards to court procedures and eviction. Some real estate agencies that work in property management may provide legal assistance for such matters.

Accounting - When you need somebody to keep record of rent payments and outgoing bills, a good property manager should oversee this with minimal problems.

Applicant Screening - You may not have time to review every interested potential tenant. A good property manager will do the research for you. From checking credit and employment records, interviewing past landlords, and making other background checks, your manager will make sure the ideal candidates make the cut.

Property Inspections and Maintenance - It's important to make sure your property is always up to code. A reputable property manager will see that your homes or apartments are properly maintained and repaired by licensed, bonded contractors.

For the busy property owner, hiring the services of a good property manager can save you money in the long run. Consider the services of a rental property manager or real estate company to take care of the day to day operations of keeping your property in good shape.

Selling Your House in Tough Times - San Deigo Home Tips

Why is my house not selling? The question that is haunting many a home owner across the nation at this time. You may already have the answer and may not know it or just don't want to believe it. The housing boom which has now lead to the housing crisis is leaving people wondering what to do and where to look for answers. The person to start with is you. That is right, you. You ask how can it be me? You have to start with what you want and what you need to sell your home. What is your motivation for selling your home? In this situation we are trying to sell the house before going into foreclosure. What amount of money do you need from your home and how much should you spend to sell your home? These questions are very tough for some people to answer. The home owners out there are of all different ages and back grounds. You know yourself the best, so that is why it starts with you. You can say, I am not a home sales agent. Why would it start with me? You know what you need, you just need a little direction.

Let's just jump in here and get right to it. You have a house and you want to sell it. Let's also get out of the way, I am a home improvement expert with a long list of credentials and experience in the home improvement market. I have specialized in preparing people and their homes for the sales market. So, you will not see a article filled with key words or tags to just get my work found by the search engines, which so many are concerned with now days. I write to help people, and to sell their homes. My works are mostly free and can be found across the Internet on variety of writing sites and blogs. So, with that out of the way let's now get started again. You need to look at your self and ask yourself why should I sell my house instead of having the bank take it in foreclosure? Take a tablet of paper or your lap top and sit down and write the reasons out and go over them with your spouse or other vested party in the sale of the house. These reasons will determine how and what you will need to do to sell your house. Once you have these, you can move forward to the next steps to sell your house. I have seen many reasons people are selling their homes. The big one as of late is people are trying to sell before they have the bank take their home in foreclosure. This reason is now running rampant across the nation and people feel they are helpless in these situations. Many of these people can still sell their house and re-coupe funds if they look to themselves first and move forward.

The foreclosure home is a home that most people have come to thing is the most run down home on block or the home which looks or is abandon. You say to yourself, if I cannot pay mortgage how can I help to sell my house. You first need to jump in and work at it. This is hard for many and they just feel bad about the potential loss, so why do anything? One reason is you can still put money back into your pocket for you and your family. You purchased the home with the intention of making it yours correct? So, you would probably have some lawn tools, paint brushes and good old fashioned hard work to use. Take the time to see what you can work on to fix the appearance of your house, without spending alot of money. People, there are so many ways to renew your house on the cheap. Did you know you can go to some paint stores and get returned paint where they custom mixed paint for someone and they did not care for it. This stuff can sell for $5.00 a gallon of paint. So, instead of going to a fast food place, go to a paint store and buy some cheap paint. Painting even when buying top end paint is still the cheapest way to make a house look much better. You may have hit hard times and need to sell your house, but most people will still have some funds, if directed and used in the correct manner could put you one step closer to getting your next house, then you think.

You need to take that tablet out again and look at what you can do to the house to give it appeal to a buyer. You don't have to spend a ton to get it done. The paint example above is proof of that. You just need a little direction and you will be amazed at what you will be able to do. The right mind set is where you need to start. Don't look as all is lost. Look at doing a job and paying yourself to do it. Sitting on your couch and waiting for the knock on the door to get out is easy and sad. Why not take some time and effort and put money back into your pocket and enjoy a job well done. People can look at foreclosure for a host of many reasons. It still comes down to can you sell it before they take it. Selling it leaves you in a much better position not only financially but also mentally. Working on a house can be very rewarding, especially when the job is done and you sell the house. We can cover this couple areas in this article, as it would take a whole book to cover a full step by step and how to get the house sold. We need to get you going in the right direction for starters.

The right mind set is what will make or break you. Try again to look at it as if you were working for yourself and putting money into your pocket, because you are. Sitting around waiting to have a foreclosure happen in itself can lead to some very stressful times for people. Keeping yourself busy will help you in many ways. First take the tablet of paper out to the front of the house and write down what you see. What you see here is what others will see also, if you don't like what you see odds are nor will others. This goes for all houses that are getting ready to hit the market. Take a few minutes, no need to rush it as this time is you investing in yourself. Once you have what you see wrote down, take a walk around the whole property on the out side. Remember this is how others will first view your house. The out side has to get them to stop or at least slow down as they come by the house. Many exterior problems can be addressed by hard work and a few tools. Over grown grass and weeds 10 feet high around house are not appealing to most. This is one example of what you would have wrote down. There will end up being a large list, most likely. That is ok, you now have a idea of where to start.

This should be enough for now to get you going. Put forth the amount of effort you want to get out of it. Getting the house sold will come along more quickly and easier if you start with you and not others. Good luck in selling your home and start moving forward. Remember, always safety first.

How to Get Your Phone Calls Returned

Getting people to return phone calls in this economy can be a real challenge for marketers of real estate and construction services. It's not easy, but there are a few common sense things that may help when leaving voice mail messages.

Be brief.

Leave a long winded message and see it get deleted. People have busy schedules. Get to the point quickly and improve your chances that they'll return your calls.

Speak slowly and clearly.

Ever get a message where someone races through the phone number? It's really annoying for the receiver to have to replay the voice mail message several times just to figure out the caller's phone number. Speak slowly and clearly and make it easy for people to return your calls.

Always leave your phone number.

Even if you know that the person you're calling already has your phone number, leave your phone number again. Don't assume they have caller id. Failure to leave your phone number will often require the message receiver to go and find your phone number. Do this and reduce your chances that people call you back.

Make it convenient and easy for the person to call you.

Give a variety of times they can reach you. The telephone tag game is alive and well in real estate and construction and it's a big turnoff. It's also rude to ask them to call you back at a specific time. Give the person some choices and reduce the phone tag fiasco. The above tips may sound like common sense, but it's amazing how often they're ignored. It's tough to win new work in this market, There are a lot of contractors fighting for a significantly smaller pool of projects and simple tasks like these can make the difference in winning versus losing new projects.

New Home Buyers Beware - Carlsbad Home Inspections

Ican't believe how many homebuyers purchase a house, with very little information and a Lotta hope. I'm a general contractor and often work on these homes, after they have been purchased and a homeowner has their money, the real estate professional is no longer involved in the transaction and the new homeowner is starting to experience the pitfalls from buying the home, that they sincerely believe was in good condition.

It's usually somebody like me that gets involved with the new homeowners after everyone else is out of the picture and chooses not to return their phone calls or explains to them quite simply, it's not our responsibility, you're the new homeowner and we really feel sorry for you, please call us again if we can help you with anything.

You couldn't even help me with that, why would I want to call you again if I had a problem. I never could understand this thinking but have ran into it often. It sounds like an oxymoron when someone refuses to help you but offers you help in the future. What ever!!!.

If homebuyers had something else to rely on besides their real estate salesperson, home inspection service, mortgage or insurance professional, I believe they can eliminate some of these problems. Where do you start and how do you get the information. You can gather information from reputable people, books, the Internet and so on.

The problem is how do you know these people are reputable and the books on the Internet have good information. This brings us to another problem, but I've got the solution that will help eliminate some of the grief. I'm not going to remove all of the grief from your life but have a suggestion for you that will eliminate some of the pain when buying a home.

Arm yourself with a good home inspection checklist. You can search the Internet and they have quite a few good home inspection checklist to work with. These checklist can provide you with things you might not have thought of, and this is where you can eliminate some of the problems.

If you took one of these checklists with you while you were shopping for a home, you would be aware of some of the problems with the home. You might not find all of the problems but these checklist will help you with some of the problems.

Greg Vanden Berge is working on the internet to promote the education for creating simple to follow guides and home building books to help professional building contractors as well as the weekend warriors. He has just finished a Home Buyers Guide to take some of the frustration out of home shopping.

DIY Solar Power System - Useful Tips When Building a Power System Using Solar Panels

With a DIY solar power system in your home, you can convert sunlight into electrical energy without spending much. The amount of electricity which you can produce through this will depend on the number and size of solar panels you have installed and the amount of direct sunlight these panels are able to capture.

Since sunlight is a renewable energy source, this solution will not be detrimental to the environment. In fact, if more people will opt to use this form of power, the less pollution there might likely be. Aside from being a practical solution to the problem of high electric bills, this can also be used as an opportunity to earn money. If the solar panels that you installed are able to produce electricity that is more than enough for your consumption, you can choose to sell these excess power to electric providers.

Nevertheless, installing a high quality solar power system in your home does not always come cheap. You would have to spend not only your money but also your time and effort to make sure that the system will be sufficient for your needs. There are certain factors to be considered before deciding to have such an energy producing unit in your home.

First, you have to make sure that you will be staying in your house within a duration that will allow you to recoup whatever you spent for the energy system you installed. Otherwise, the money you spent will go to waste as you are not able to fully benefit from it.

Second, you have to make sure that the area of your roof is large enough to support the solar panels that will be installed there. It should be possible for them to be exposed to direct sunlight within a minimum of six hours. Moreover, make sure that there are no trees nearby as these can obstruct the rays of the sun.

Third, if you do not feel confident installing the units on your roof, opt to hire a professional. This way, you will not have to worry about inefficient installation. Consider this when preparing your working budget for solar power system installation.

If you choose to buy ready-to-install energy units, make sure to buy only from reputable sellers or retailers. If you would like a DIY version, buy your spare parts from trusted sellers. Look up the yellow pages or your local newspapers for the names of these possible sellers. Moreover, when choosing where to buy from, select those that offer telephone technical support and warranty. If you prefer a DIY solar power system, better ask assistance from people who are more experienced with such tasks.

Own Solar Power For Home Electricity

Have you been considering getting solar power for home use? If so, you're not alone. Many of today's homeowners find the idea of solar power t be intriguing. You may have thought it was too expensive to go solar, but that's just not true anymore. Today, there are many different options for getting solar power that can match any budget.

You don't have to spend thousands of dollars on solar panels, either. You can actually make your own, even if you're on a limited budget. Most of the materials you need are available from your local hardware store. If building a panel from scratch isn't for you, you can also purchase relatively inexpensive solar panel kits.

All you have to do is follow the directions in the kit and assemble the materials to create your own, working solar panels. Then, you simply install them on your roof and reap the benefits of the sun. In most cases, there's no re-wiring of your house at all, and you can start using the solar power right away. It's even stored for you overnight and on cloudy days, since a day's worth of sun usually produces more energy than your home actually needs.

Solar power for home use is extremely popular in rural areas, where traditional electric service has always been spotty anyway. However, even urban dwellers can reap the benefits of solar power for themselves. Many apartment complexes will allow you to place a small solar panel on your roof. At the very least, you can ask your power company if they have any solar options, such as offering solar generated power for customers who want it. With this option, you'll still have a power bill (something you can often eliminate with your own solar panels), but you'll still be helping the environment by using a clean, renewable energy source.

What's more, unlike traditional power from fossil fuels that are quickly disappearing, solar energy is about as permanent as it gets. As long as we have a sun, we'll have solar energy. Plus, it doesn't create any pollution to produce electricity from the sun. If you're interested in solar energy for home use, there's no time like the present to make and install your own solar panels. Once you've used solar, you'll probably never go back to traditional electric service again. The benefits of solar power can be addicting, and you'll be glad you took the plunge!

New President - New Energy - How Our New President Will Reshape Energy in Our Country

Alot of people are probably wondering what the biggest change will be when Presdient elect takes office in in January. Two words: New Energy. So what does the election of President Obama mean for the alternative energy sector? For starters, he is considering a stimulus package that will include a heavy dose of spending on environmentally friendly projects aimed at creating "green-collar jobs" and saving energy. This is key. Everyone talks about stimulating the blue collar jobs, but it's time that our nation wake up and form a new collar, a greener collar. If we are to rebuild the American economy, we must do it through clean energy. This new administration will aim to generate jobs in the alternative energy sector, while cutting down on pollution. President elect Obama will have to come up with a robust proposal in order for an effective new alternative energy economy. Senator Majority Leader Harry reid said that a green jobs componenet could be worth as much as $100 billion, call it a 'Green Path' Infracstructure. One of the first changes will more than likely be a requirement that all public buildings be environmentally friendly.

You better believe that any major infrastructure project is going to be done in the greenest way possible. So if this new energy economy is going to make all public buildings energy efficient, wouldn't it be a good idea to get ahead of the curve and make your home energy efficient? Even major corporations are supporting clean energy spending and green-collar jobs. Companies such as Google and even coal burning American Electric Power Co. are behind this 'green' movement. In fact, Google is lobbying for long-term tax rebates for renewable energy as well as federal investment in electrick "smart grid" technology.

In order to become a clean energy economy, we need not only build windmills all over the plains, but we need a solid infrastructure in place to support the power generated by clean energy mechanisms. Even the simplest ideas could save energy and create jobs, said Jason Saragian, a spokesman for Owens Corning Inc., a Toledo, Ohio-based maker of insulation as well as material used in wind turbine blades. The company is pushing for tax breaks to encourage retrofitting of older buildings. 'Huge Opportunity' "There are 80 million underinsulated homes in the United States," Saragian said. Buildings emit 42 percent of the nation's greenhouse gasses. Weatherization "is a huge opportunity" to cut energy use, Saragian said. "The challenge is to make a green stimulus actually green," said Dan Becker, a consultant with the Safe Climate Campaign, a Washington-based clean-air advocacy group. This 'green' movement is no fluke. Don't be left behind this new energy movement. Get started on do-it-yourself energy efficient home improvement projects now.

Go Green - Save Energy When Heating Your Home

Your annual energy use is likely to be directed towards the water and space heating. If you are like most people today, your energy bills are higher than ever. You must practice efficient home heating in order to save your money, go green and reduce the carbon footprint. Apply the following tips in order to make your home greener, more energy saving, and even save some cash too.

Start by sealing leaks in windows or doors. Heat loss from such leaks is one of many reasons why you cannot enjoy a warm and comfortable home during wintertime. It is high time for you to seal such leaks in order to preserve the energy and protect your wallet. Good insulation is your main guarantee that your home will not be affected by the extreme weather conditions attributed to the climate change. You will need insulation strips or a tube of exterior silicone caulk in order to seal your windows and doors.

Find those leaks! In order to do this, you can use a candle on a very breezy day in order to determine their location. You will have to close all the doors and windows and start wandering around the rooms to search for the existing leaks that prevent you from having a warm, cozy, and insulated personal space.

Pay attention to the direction where the smoke drifts in order to detect your future target zones. As soon as you manage to detect those zones, use the silicone tube to seal them. Next, you should cover your window frames with clear plastic which will help prevent more draft and make the difference for your home heating. Storm windows can also be used in order to cut the current heat loss. They are designed to create dead-air and insulate the space inside your windows. You can purchase such storm windows at most local store. They are a wise investment because they are designed to increase the present temperature of your interior windows on a cold day. You will feel more comfortable, and so will your wallet.

Don't forget about ventilation. The better you insulate and draft-proof your home, the more you are likely to need good ventilation to provide yourself with optimized results. The pollutants coming from your heaters may accumulate over time. The excess condensation will cause mildew and mold to grow, which is the last thing anyone wants to happen. Therefore, open some windows for a couple of minutes a day in order to properly ventilate your home. Next, you will have to spread the home heat and use the right heaters that can be directed to heat you from your toes to your head. Such heaters are cost effective as well and your initial investment will be paid off in no time. You will have to heat your home wisely.

Forget about heating your home to tropical temperatures, this may be very uncomfortable. Utilizing your thermostat will not only keep your home at the right temperature, it will also save you money. For instance, try and reduce the temperature at night. Your programmable thermostat will soon become your best friend when it comes to heating your home in a green and money saving way.

Stepping Off the "Go Green" Bandwagon - 10 Green Initiatives That Aren't Worth the Time Or Money

More and more people are becoming aware of the need to give something back to the environment and take positive steps now to avoid serious environmental problems later on. Unfortunately, there are some green initiatives that simply are not worth the time or the money because they do not provide enough of an impact or no impact at all.

1. Buying because you see green. Perhaps one of the worst initiatives at the current moment is simply giving in and buying something just because it is labeled green. While your heart is certainly in the right place, it just does not make sense to buy something just because it is labeled green and particularly when you do not really need it. Unfortunately the word green has become a marketing tool. The best way to make an impact is to actually use fewer items.

2. Buying a new car simply to get better gas mileage. While this may sound like a good idea in theory, the most environmentally friendly car you could possibly drive, if you are going to drive a car, is the one you already own. As long as your existing car is in good repair, keep in mind that it would take a long time to break even by buying a car simply for better gas mileage. In the meanwhile, you might actually be making matters worse by buying something new rather than sticking with a perfectly usable item you already own. Letting up on the accelerator petal is a simple way to make your existing car perform like a green car.

3. Buying 'green' cleaning products. In theory this one sounds like you would be doing something positive but in reality you can actually do much better by making your own cleaning products with just a few simple ingredients you probably already have at home. For example you can make an all-purpose cleaner by mixing 1/2 cup vinegar and 1/4 cup baking soda into 1/2 gallon water. This formula used in conjunction with micro-fiber cloths which lift off dirt and grease is an ideal green cleaning solution.

4. Buying from a Farmer's Market. In some cases, making the effort to purchase produce from a farmer's market may not be the best choice if you need to drive a long distance in order to do it. Always balance out the initiative with the amount of fuel you need to expend in order to accomplish it.

5. Buying a new Energy Star appliance. If there is nothing wrong with the appliance you already own, you might be helping the environment more by waiting until you actually need a new appliance to purchase one and then purchasing an energy efficient model. However, if your appliance is over 15 years old, it makes both eco and financial sense to replace it. For example, replacing a pre-1994 washer with an Energy Star model can save a family $110 a year on utility bills. Energy Star washers use 50 percent less energy than other standard models, and only 18 to 25 gallons of water for a full-sized load, compared to 40 gallons for standard full-size washers.

6. Going ga-ga for green gadgets. Green gadgets do not always work that well. A prime example is buying a low-flow toilet that takes multiple flushes to work correctly. In this case you really are not saving any water if you need to flush a low-flow toilet more often than a regular toilet in order for it to work right.

7. Window shopping. If you have single pane and not double-hung windows, sealing your old windows is a more cost efficient choice than purchasing new Energy Star windows. Replacing all the windows in a home rarely saves more than 10-15% of the home's heating bill. It usually takes 20 years or more to recover the cost of the new windows in energy savings. The Efficient Windows Collaborative has a helpful guide for calculating your savings.

8. Investing in solar panels for your home. While solar panels will probably make sense for most of us in the future, at the current time they are often cost-prohibitive despite the tax credits and in most instances will not save enough energy to offset the amount of energy that was needed to manufacture them for a single family home. Great strides are being made however, to generate power from solar sources on a much larger scale i.e, to power a whole city.

9. Buying organic clothing. Many designers are now marketing "eco-friendly" clothing made with organic cotton. This sounds environmentally friendly but just because the cotton may have been organic to start with doesn't mean that the tee shirt you are buying is not laden with processing chemicals and dyes. If you really want environmentally friendly clothing buy vintage clothes and wear the ones you've already got. You can always repurpose those old MC Hammer pants into pajamas or a yoga outfit.

10. Purchasing carbon offsets. Carbon offset programs have many proponents such as Al Gore. However, in reality, this is probably the least effective green step you can take. Critics often liken it to the old Catholic practice of buying indulgences for the forgiveness of sins. You can't undo something bad you have done for the environment by buying some green points. You are better off simply taking more steps to be environmentally friendly in the first place.
